Roughcasting Work in Kilmarnock
A great deal of Kilmarnock’s housing was roughcast or dry dashed from new — particularly the interwar and post-war estates that make up much of the town. That finish has a long life but not an unlimited one, and a lot of it is now at the stage where it needs either significant repair or renewal.
Later property from the 1960s and 70s brings a different problem. Some of the render systems used in that period have not aged well, and where they have failed the failure tends to be across whole elevations rather than in isolated patches.
Traditional Roughcast
Both have their place and the right answer depends on the property.
Traditional wet dash roughcast is hard-wearing, well suited to Scottish weather, and appropriate where you want the property to look as it always has. It is the right choice on most older housing and in areas where a uniform street appearance matters.
Modern silicone render gives a cleaner, contemporary finish, is more flexible so less prone to cracking, and is more resistant to dirt and algae — so it stays looking good for longer with less attention. It costs more and it changes the appearance of the property, which not everyone wants.

Why Render Fails
Worth understanding, because the reason matters more than the symptom.
Most render failure is a water problem rather than a render problem. A blocked or leaking gutter running down one elevation, a failed flashing, a cracked sill, or ground levels built up above the damp course — all of these saturate a wall and the render is simply what shows the damage first. Strip it, renew it, and if the underlying cause is still there you will be back at the same point in a few years.
Because we cover roofing as well, we look at the whole picture when we quote. If your render is failing under a gutter run, the gutter is part of the job.

Around six miles south. Cumnock is largest town in this part of Ayrshire and its housing runs from Victorian sandstone in town centre through to substantial interwar and post-war estates — much of it originally roughcast or dry dashed, and much of it now due attention.
Ayr
Around thirteen miles west on coast. Coastal property takes harder beating inland property, salt-laden wind, driving rain Firth & constant exposure. Roofs & render both wear faster here, & both need specifying accordingly
The Irvine Valley — Galston, Newmilns and Darvel
The three Irvine Valley towns sit north-east of Kilmarnock along the A71. Largely Victorian terraced and sandstone property built through the lace and weaving years, in a valley setting that funnels weather along it.
Auchinleck
Around four miles away, between Catrine and Cumnock. Auchinleck has a large stock of terraced and semi-detached housing from its mining years, which brings its own considerations — shared roofs, party walls and exposed gables.

Q. How long does roughcasting last?
A properly applied traditional roughcast on a sound wall can last decades. Its life depends heavily on the wall behind it staying dry — which is why guttering and flashing problems shorten it dramatically.
Q: Can you roughcast over existing pebbledash?
Sometimes, if the existing finish is sound and well bonded. If it is hollow, cracked or lifting, applying over the top just puts new material onto a failing base. We check by sounding the wall before advising.
Q. Is silicone render worth the extra cost?
It depends what you want from it. It is more flexible, more resistant to algae and dirt, and needs less attention over time. It also changes the look of the property and costs more up front. On an exposed elevation or a property you plan to stay in long term, it usually justifies itself.
Q. Do you paint the render afterwards?
Traditional roughcast is normally finished with a through-coloured mix or painted, depending on the specification. Silicone render is through-coloured so it does not need painting. We will confirm which applies with your quote.
Q. Can you fix just one wall?
Yes. Single-elevation work is common, particularly on gable ends which take the worst of the weather. Bear in mind a newly finished elevation will look newer than the others until it weathers in.
